Owner-First Alignment
Every decision is made in favor of your bottom line. We do not have corporate earnings to protect or internal targets that quietly compete with yours.
Third-Party Hotel Revenue Management
A dedicated revenue partner for owners who want to maximize the RGI (RevPAR Index) for every hotel in their portfolio.
What We Do
Adessa Revenue manages pricing, inventory, and market-share strategy for independent and brand-flagged hotels. We deliver the depth of a corporate revenue team without its competing priorities.
Every decision is made in favor of your bottom line. We do not have corporate earnings to protect or internal targets that quietly compete with yours.
Your hotel is managed hands-on by a revenue manager, not absorbed into a sprawling book of properties where it becomes one line item among dozens.
Working command of brand revenue systems (OnQ R&I, GRO, STAR reporting) from day one. There is no ramp-up period billed to you.
Performance is tracked in RGI, measured cumulatively against where your property actually started rather than against last year's curve.
Direct cell access to your revenue manager for anything time-sensitive. Markets move on nights and weekends, and so do we.
Senior revenue management at a flat monthly rate, well below the cost of a full-time in-house revenue manager, with no long-term contract or lock-in.
How We Work
The cadence looks familiar from the outside. The difference is what happens inside.
Not a rote read-through of the STAR report. The time is spent evaluating the current competitive landscape and deciding what to do about it. Forget the strict 30-minute cutoff. We'll go over whenever the market warrants it.
A morning read that accounts for a longer window than overnight pickup alone, so recommendations reflect the shape of the booking curve rather than a single night's noise.
Daily management of rate positioning and room inventory to balance ADR against occupancy, supported by demand forecasting by market segment rather than a single blended view.
Group wash is reviewed daily, not weekly. Local negotiated rates are actively managed, adjusted, and optimized over the life of the account instead of being set once and left static.
You have our personal cell numbers for anything with real revenue at stake. When a concert is announced at 8 PM on a Saturday, that gets acted on Saturday night. Meanwhile competitors sell out prematurely.
Authorize us in advance, and we move ahead of market shifts rather than waiting for the next call. Every change is emailed to you, and any change you disagree with is reversed.
Accountability
Most revenue management is graded year over year. That hides ground already lost, and it turns a strong year into a higher bar held against you the next one. We measure from your baseline instead.
| Industry Standard* | Adessa Revenue | |
|---|---|---|
| RGI growth target | Roughly 1%. Once it is hit, the incentive to keep pushing ends. | Anchored to cumulative growth from your property's starting point. |
| How it is measured | Year over year, so a 5% loss followed by a 3% gain reads as recovery while the property is still down 2%. | From baseline, so the number reflects total ground gained rather than the shape of last year. |
| Weight in performance review | About 20% of the metrics, so strong reviews are possible without maximizing your index. | The majority of how we judge our own work. Market share is the scoreboard. |
| Loyalty point reimbursement | Deprioritized because the reimbursement is paid by the brand rather than earned by the hotel. | Actively maximized because that revenue goes directly to your bottom line. |
| Third-party & package bookings | Often discouraged since the channel mix affects brand-level reporting more than owner returns. | Booked whenever they are the best available business for your property. |

Leadership
Adessa Revenue is a new firm. The experience behind it is not. The two people who set your strategy are the two people on your weekly call.
Troy leads revenue strategy for every partner property. He came to Adessa from Hilton's Revenue Management Consolidated Center, where he managed a 15-hotel $60MM portfolio, and was the top-performing revenue specialist in his office for market-share growth.
His work there spanned the full revenue toolkit: segment-level demand forecasting built alongside GRO, daily rate and inventory management in OnQ R&I, a vacation package strategy that drove six figures of incremental revenue per hotel annually, and an overbooking strategy for vacation properties that captured more than $500K in loyalty point redemption revenue while improving sell-out efficiency.
Philip oversees operations, finance, and compliance. A board-certified physician, he has built and run his own California medical-legal practice since 2022, hiring and training its staff and carrying responsibility for the firm's financial performance.
That practice is also where his revenue instincts were sharpened. He restructured its billing to materially increase collection on each evaluation and cut recurring costs by more than 90% through disciplined use of technology. While doing this, he steadily raised the quality of the work itself. The same scrutiny goes into how Adessa is run.
Reliability
Both founders stay fully briefed on every partner property. Either can step in for a call, a pickup review, or an urgent change without a handoff.
Pricing strategy and the reasoning behind past decisions are documented as we go, so continuity never rests on one person's memory.
No long-term contract and a first-month money-back guarantee. And if you ever transition away, your full pricing history and strategy notes go with you.
Errors & omissions, cyber liability, and general liability coverage are in place before work begins on any property, protecting both your data and our advisory work.
Contact
A short conversation about your property, its market, and where the index has been is usually enough to tell whether we can help.
